Compact, airy 2nd floor studio flat with huge balcony/sunroom. It has a wonderfully comfortable firm-yet-soft double mattress that seems to suit everyone (I'm in between bed frames, but everything else is properly furnished).
Bed comfortably sleeps 2 for a few days, but for longer periods, it's singles-only. (This is because my contract stipulates "1 person only" and as this is Germany, they take that sort of thing seriously... sorry!)
Very quiet building where the neighbours generally respect 'quiet time' from 10 p.m. onwards... which is why a good night's sleep is guaranteed! But they're nice neighbours so if you're not talking loudly, shouting and playing loud music, you're fine until around midnight.
The building is near a main road but not directly on it, so you get good access without any traffic noise!
The balcony looks onto trees and can be used as second room in summer if you're too hot (there's a sofa bed out there too). It faces West, so great for sundowners!
The building is modern and fully insulated, so it's cool in summer and hot in winter.
Small but fully-equipped kitchen with big fridge, oven, stove and microwave.
Bathroom is a full one, with bath and shower with with great water pressure and heat.
Floor area is 35 square metres.
Building is 5 minutes walk from 3 supermarkets.
Flat is near to 2 train and underground stations, both 7 minutes walk. By train it's 15 minutes into Mitte; 5 minutes to Friedrichshain; 15 minutes to Kreuzberg or Neukolln.
For outdoors fanatics there is a modern, safe cycle path which goes straight from nearby main road to Alexanderplatz in about 25 minutes, or Friedrichshain in 10 minutes.
The river Spree is also about 15 minutes cycle ride away, with beautiful views, parks and occasional outdoor music events.
Clubs are close enough in Friedrichshain, 2 or 3 S-Bahn stations to Suicide Circus, Kater Blau, Berghain, Watergate, RAW Tempel, etc. And of course, Kreuzberg and Friedrichshain are both packed with cafes, bars, theatres, galleries.
The only real downside is that you need to bring your own wireless stick.

Beautiful... exciting... humble... a must for artists, musicians, writers, DJs, theatre and fashion buffs. It's very affordable too, especially in the summer, when there are many free events. It's a huge city so you never run out of new places to go but because the transport is great, it's easy to check a lot of them out. Berlin is also an extremely young city, full of students from Germany and abroad, so is one of the most tolerant and open minded places in the country. In the summer you must check out the beach bars, the pine forests, the abandoned Soviet era ruins scattered around the city and some open air clubs. In the winter the restaurants, bars, theatre and opera are affordable and the clubs are full and lively. Each season it's like living in another city!

I have a tortoise who comes with the flat, and he needs about 10 min. care every day. He's quiet and low maintenance actually, but it's still best that you like tortoises :-)
